General Terms and Conditions (GTC) for the Holiday Apartments in Nonnenhorn, Germany

1. General These General Terms and Conditions (GTC) apply to the rental of the holiday apartments operated by the landlord refined Properties GmbH, Vor dem Lauch 15, 70567 Stuttgart (hereinafter referred to as "Landlord").

By booking one of the holiday apartments, the tenant declares his/her agreement with these GTC.

2. Booking and Conclusion of Contract
The rental contract for a holiday apartment comes into effect with the confirmation of the booking by the Landlord. This confirmation is usually sent within [a maximum of 48 hours] after receipt of the booking.

3. Rental Price and Payment Terms
The rental price for the holiday apartment is due in full (100%) upon booking and must be paid immediately after receipt of the invoice. If payment is not received on time, the Landlord reserves the right to cancel the booking.

4. Cancellation and Withdrawal
In the event of cancellation by the tenant, the following conditions apply:
From 90 days before arrival: 20% of the booking amount is due.
From 30 days before arrival: 50% of the booking amount is due.
From 14 days before arrival: 80% of the booking amount is due.
For cancellations within 14 days before arrival: 100% of the booking amount is due.

Cancellations must be submitted in writing by e-mail or post to the Landlord.

5. Damages and Liability
The tenant is liable for any damage caused to the holiday apartment or its furnishings during the rental period. The tenant is obliged to inform the Landlord of any damage immediately and to cover the costs of repair or replacement. The Landlord reserves the right to request a security deposit, which will be refunded after the tenant’s departure and once the apartment has been inspected for possible damages.

6. Pets
Pets are only permitted with the prior written consent of the Landlord. Unauthorized keeping of animals will result in the immediate termination of the rental agreement without refund of the rental fee.
7. Arrival and Departure
The tenant may check in to the holiday apartment from 3:00 pm on the day of arrival. On the day of departure, the holiday apartment must be vacated by 10:00 am at the latest. Special arrangements for arrival times are only possible after prior agreement with the Landlord.

8. Cleaning
The holiday apartment must be left in a swept-clean condition by the tenant. This includes the disposal of waste and cleaning of dishes. An additional fee will be charged for the final cleaning beyond this.

9. Use of the Holiday Apartment
The holiday apartment may only be used by the number of persons specified in the rental agreement. Any changes must be communicated to the Landlord in advance. Smoking inside the apartment is not permitted.

10. Withdrawal by the Landlord
The Landlord reserves the right to terminate the contract in the event of force majeure or unforeseeable circumstances that make it impossible to fulfill the booking. In this case, the tenant will be informed immediately, and any payments already made will be refunded.

11. Data Protection
The Landlord undertakes to use and store the tenant’s personal data only in accordance with the statutory provisions.
